Renovation of Apartment Buildings

The two residential buildings at Margaretenstraße 33 and 35, built in 1885, are undergoing extensive repairs and energy-efficiency upgrades. The focus of the project is on renovating the existing roof structures, as the load-bearing wooden beams have been partially damaged by moisture and wood-destroying fungi. The existing roof covering will be replaced with new clay tiles that match the historic structure, while damaged wooden components will be professionally repaired or replaced as needed. At the same time, new insulation installed between the rafters will improve the energy efficiency of the previously uninsulated roofs without altering the historic roof geometry. The facades are also being carefully refurbished. Historic cornices, stucco ornaments, and window frames are being preserved, restored, and supplemented with materials appropriate to the original. The courtyard facades and the existing balconies are also being repaired. The goal of the entire project is to preserve the historic fabric and the characteristic appearance of the two buildings while sustainably improving their structural and energy efficiency. All measures and materials are being developed in close consultation with the Office for the Preservation of Historic Monuments.
